     Airbnb and short stays are here to stay.
When managed right, they're great - but when managed poorly,
it can leave a bad taste in the mouths of apartment neighbours.
So, here's a handy checklist for apartment owners and body corporate members
to manage Airbnb stays that little bit better.

Airbnb: Getting it right as a community

 

Make sure you have all the proper approvals. 

  • You may need Council approval
  • Body corporate approval 
 

Hosting? Tell your committee.

  • You aren’t the only one hosting a guest
  • Guests are on common property as much as private property
  • Committees deserve to know
 

Have a set of rules for how owners can advertise their lets

  • Ensure party policies and smoking rules are clearly noted
  • What safety measures are required
 

Introduce a protocol for how keys are handed over

  • Loose arrangements for how keys are accessed can be a security risk
  • Hidden under pot plants, left under mats and even tied to nearby bike racks are some examples of how not to do it!
 

 

What facilities do you have (pools, gyms etc).

  • How does the guest access them
  • What rules apply
  • Are the rules clearly displayed.
 

 

Animals and pets

  • What are the rules about bringing animals
  • How are they dealt with on common property.
 

Car parking

  • Does the owners corporation have parking allocated
  • Is there visitor parking.
 

Rubbish removal

  • Where is the additional rubbish placed.
 

Using common property areas

  • What about noise issues
  • Using common property as a recreation area - is this approved
  • Children on common property.
 

What if there is an issue?

  • Who do you go to?  Police, executive, manager
  • What is the protocol
  • What action can be taken.

So why go through all this?

  • Avoid disputes in your community
  • Allow your body corporate to adjust insurance coverage, and ensure you aren’t liable for voided policies
