The Australian Capital Territory (ACT) is Australia's 'Heart of the Nation' with a population of over 430,000, it is Australia's largest inland city offering fair proximity to a wide variety of climates. ACT has approximately 4,300 strata schemes on title representing approximately 60,600 units. According to the 'Australasian Strata Insights Report 2020' conducted by the UNSW, about 10% of ACT’s population live in apartments, while 48% of apartment residents were born outside Australia.

The legislation affecting owners corporations or unit title management in ACT is the Unit Titles (Management) Act 2011 which deals with the management of an owners corporation, the lot owners individual and collective responsibilities, as well as the decision making process.
Additionally, the Unit Titles ACT 2001, regulates arrangements whereby a parcel of land in the ACT can be subdivided into units with common property and be registered as a unit plan.
